Q:What is a Phase II Environmental Site Assessment?

A: A Phase II is the investigative next step in an Environmental Site Assessment. The Phase I identified a "recognized environmental concern" and requests the sampling of soil and/or water to determine the "presence or absence" of the concern.

Investigations can be as simple as hand sampling of soil, to more complex sampling plans involving drilling for the collection soil samples at greater depths or the installation groundwater monitoring wells for the collection of water samples.

If a contaminant of concern is found above regulatory limits, a Phase III Environmental Assessment is required.
