The Phase I ESA is completed to identify any recognized environmental conditions - meaning the presence of hazardous substances or petroleum products on a property. A Phase I ESA is a process to identify recognized environmental conditions with four components 1.) Records Review, 2.) Site Reconnaissance, 3.)
